Overall leasing activity in Winnipeg’s office market slowed over the summer months, but based on current tenant activity, transaction volume is expected to pick up over the course of Q4.

  • Highlighting the quarter was the announcement at the end of September wherein the Manitoba Metis Federation has acquired from Wawanesa one of their vacated office buildings at 200 Main Street for their government operations, housing MMF affiliates and departments.
  • Sale activity remains depressed while office buildings for users 10,000 square feet and below are still in high demand for acquisition despite interest rates remaining elevated.
  • Interest rates and rising construction costs have impacted all asset classes in the real estate market in Winnipeg causing a slow down in development of new properties and impacted the closure of some deals.
