Winnipeg Office Market Report Q3 2022

Office market activity in Winnipeg continues to return to pre-pandemic levels with increased deal velocity as more tenants are conducting tours with a focus on workplace strategy and office design suitable for their evolving business needs.  Third quarter overall office vacancy declined 80 basis points from 13.4% in the previous quarter to 12.6% in Q3 2022. The majority of this decrease in vacancy can be attributed to the sale and planned conversion of 325 Broadway.

  • The weighted average asking net rent increased in both office market segments quarter-over-quarter, reaching an overall average of $16.47 per square foot. This represents a 10.5% growth rate increase year-over-year. 
  • A trend to continue monitoring is older product sales and conversions that have been occurring such as 185 Carlton Street and 325 Broadway. They will continue to bolster the Downtown market in reducing availability and we may see further conversions in the future depending on leasing velocity and overall market dynamics.
