Waterloo Industrial Market Report Q3 2022

After a slight cooling in Q2 Waterloo Region’s industrial market experienced a strong bounce-back in the third quarter with positive absorption for the sixth time in the last seven quarters and was quite balanced across all markets. 

  • The Region’s vacancy rate dropped from 0.6% in Q2 to 0.2% in Q3, tied with Vancouver for the second-lowest in all of Canada. 
  • Average asking net rental rates continue to show upward pressure, reaching $11.63 per square foot in Q3. This value represents a near 40% year-over-year (YoY) growth rate, the fourth-highest in the entire country. 
  • While investment values on a per-deal basis have exceeded those from Q3 2021 by over 50%, the overall number of investment transactions has decreased YoY.
