Toronto and Vancouver are showing vacancy rates of 0.7% and 1.4% respectively. Both have seen a decrease in vacancy of 50 basis points over the past year.
All markets have seen declines in vacancy rates, with Calgary, Montreal and Ottawa seeing declines of 130 basis points, 120 basis points and 100 basis points over the past year
Vancouver is showing an average asking net rental rate of $10.73 per square foot, the highest in Canada. Ottawa is just behind with asking net rents of $10.59 per square foot.
All markets but Edmonton have seen rising asking net rental rates in the past year.
Industrial employment growth as forecast by the Conference Board of Canada for the period from 2019-2022 is highest for Calgary and Edmonton with average employment growth rates of 1.5% and 1.6% respectively.
