Montreal’s rental market experienced an inventory increase with the availability rate jumping to 1.3%.  Nonetheless, Q1 2023 marks the 6th consecutive quarters of sub-1% vacancy. Rental growth has started to decelerate as asking rental rates consolidate around the $16 net range. 

  • The asking rental average increased 43% year-over-year to $16.71 per square foot.
  • Net absorption reached 294,290 square feet, the 19th consecutive quarter of positive net absorption.
  • Listings surveyed had 59% of listings at $16 net or above.
