Investment volume declined 40% year-over-year, as rate hikes have continued to weight on the market.

  • While inflation has declined, continued resilience in the job and housing markets may lead to further tightening, with the attendant impact on the commercial investment market.
  • The Q2 volume of $5.4B was down from both Q1 2023 and Q2 last year, but roughly in line with volumes from the 2014-2019 period.
  • The commercial lending environment has predictably tightened, with lenders eschewing longer-term loans and demanding recourse from new borrowers.
