Unsurprisingly, respondents indicated a strong interest in opportunistic plays when it comes to virtually all forms of commercial real estate. However, “opportunity” generally means the prospect of a material COVID-discount, which has created a mismatch between buyer and seller expectations.
Despite the significant uncertainty surrounding the longevity of remote work, a key challenge cited by nearly all respondents, office assets remain in surprisingly high demand, particularly for strategically located “Core” investments.
Given the seemingly insatiable demand for industrial and multifamily product across major Canadian markets, investment plays in these asset types lend themselves to value-add plays, including densification through aerial or vertical development/re-development.
