Calgary Suburban Office Market Report Q2 2023

The Suburban office market in Calgary reported uncharacteristically high positive net absorption in Q2 2023, with a higher number of large deals than normal over the past five years.

  • While positive net absorption totaled over 426,000 square feet for this quarter, this gain brings the year-to-date absorption to just about even. These dramatic statistical swings can be attributed to abnormally large spaces coming to or being taken off the market in the recent months.
  • The combined beltline and suburban vacancy rate quarter-over-quarter decreased 131 basis points (bps) from 24.08% to 22.77%, demonstrating that while this quarter has been positive with good deal velocity, Colliers does not anticipate material decreases to vacancy in the near term as the trend of reduced office footprints continues.
