Leasing activity in the overall Suburban market was relatively high throughout Q3, with several larger tenants finalizing significant moves in the summer resulting in a modest overall growth in occupancy.

  • The South East submarket continues to out perform all other suburban quadrants, with the fifth consecutive quarter of growth and the largest single contributor to this quarter’s positive absorption.
  • With large scale users in the Suburban office market historically being primarily in the engineering and energy services sector, the reality of permanent hybrid work will likely see the footprint of this sector decline in the medium to long-term.
  • Activity within the tech sector remains on the rise, but as a relatively new entrant into the Calgary office market, technology companies are yet to tip the scales by way of total occupied space.
