The Greater Calgary Area industrial market saw a slight rise in vacancy in Q2 2023, increasing 7 basis points to 1.91%, largely due to spaces that were previously on the market and occupied becoming vacant.

  • The majority of the net absorption this quarter is the result of new buildings completing construction with leases in place.
  • New industrial condo developments are seeing good interest, with the small-to-mid bay owner-occupier market experiencing strong deal velocity.
