Although the property is currently zoned RMH-1 (Mobile Home Park), it is designated as a “Shoulder Station Area” within Coquitlam’s Transit-Oriented Development Strategy. Given the property’s close proximity to the Inlet Centre Evergreen Line Station it is believed that there is potential for the property to be rezoned to multi-family use. The policy allows for "areas that could range in density" – transition from higher densities closest to the station to lower densities at the outer shoulder.
