Colliers Ottawa Representing Office for the Zibi Waterfront Community

Zibi Office Ottawa Hero

Zibi, the Waterfront City is a 34-acre Master-Planned Community of Office, Residential, Retail, and Public Space.

Located on the picturesque banks of the Ottawa River, Zibi is a cutting-edge, master-planned neighbourhood spanning 34 acres, designed to foster a seamless blend of living, working, and recreation in the heart of the Nation's Capital. This project promises a staggering amount of commercial space along the riverfront, generating over 6,000 jobs, all while prioritizing sustainability and innovation throughout its development.

Colliers Experts Take the Lead
Taking the helm to realize Zibi's vision is Dream Unlimited, who have sought out the expertise of Ottawa/Gatineau's foremost real estate experts, Colliers' Senior Vice Presidents Lindsay Hockey and Oliver Kershaw.

With over 1.7 million square feet of premier office space options in Ottawa, Lindsay and Oliver are renowned for their extensive knowledge in the region's burgeoning technology and entrepreneurial communities. Their decade-long partnership has resulted in a collaborative approach to client service, offering a vast network and unique experiences to help clients find spaces that foster growth and innovation, tailored to their business strategies.

A Development Like No Other
Zibi leads with sustainability, fully integrating leisure, nature, recreation, work and living into their master-planned community. It adheres to all 10 principles of the world-class One Planet Living framework – from eliminating GHG emitting energy sources to encouraging social equity. It will be the region’s first zero-carbon District Energy System (ZCU) relying on post-industrial waste energy for heating, and the Ottawa River for cooling.

To date, it is the only One Planet Living endorsed community in Canada.

“At Dream, our focus on impact investing is channeled through three main verticals: attainable & affordable housing, inclusive and fair communities, and environmental sustainability & resilience. At Zibi, you will find a world class community that weaves all three verticals into its fabric. Our 34-acre development bridges two provinces and three cultures and is Canada’s largest Net-zero carbon community, making it among the most sustainable in the world, a showcase for office users and residents alike. These are integral components of our One Planet Living framework which will allow newcomers to be a part of a development that is creating positive environmental & social impact,” says Gord Wadley, COO Dream Office REIT.

A Well-Connected Location
Zibi includes a complete system of walking trails, cycling networks and multiple transit options. The newly redesigned Chaudière Crossing makes sure visitors and residents arrive quickly and safely. Along the Booth-Eddy corridor, cyclists will have access to brand new bike paths right, pedestrians will enjoy a highly walkable neighbourhood on the edge of the Ottawa River, and residents will think twice before deciding to take their car, making Zibi one of the most connected master-planned communities in Canada.

With a walk score of 94, bike score of 87, and transit score of 92, Zibi is truly a community hub set up to respect and enjoy the environment around it.

Premier Amenities and Entertainment
Zibi not only provides a thriving natural environment but also an abundance of premier amenities and entertainment options. Spanning 8 acres of riverfront greenspaces, the neighbourhood offers nearly half a million square feet of retail space, a haven for delectable food, diverse goods, and services. The area is bustling with activity, catering to the 6,000+ workers and 5,000+ residents.

Beyond the immediate amenities, Zibi has a long-term vision as the sought-after host location for numerous cultural and entertainment events, including esteemed gatherings like Cirque de Soleil and Festibière. This creates an unparalleled employee experience, fostering collaboration and a sense of community, all while enhancing brand visibility in this high-traffic environment. Zibi's charming allure lies in its ability to create a vibrant community that truly integrates work, leisure, and environmental consciousness, setting an inspiring standard for future developments.
