In 2019, Team Murray and Faldowski won the listing of 1153 Pioneer Road, Burlington and hit the market with 29 industrial condo units for sale with occupancy set for 2021. As the pandemic struck, small bay industrial spaces were in low supply making this property high demand. Each unit varying in size attracted numerous interested occupiers.  

Bryan Faldowski and Kennedy Banks listed 29 industrial condos featuring drive-in level loading doors with a 14-foot clear height. Located between Guelph Line and Walkers Line, these units provide convenient access to the QEW and Highway 403. Highlighting Collier’s data-driven, analytical approach to marketing this listing, the team utilized the power of Matterport for virtual tours while still ensuring serious buyers had in-person access to each available unit.

The property was purchased in 2018 for an average price of $117 PSF. In less than two years, 2021 saw the successful sale of all 29 units with a great return on investment.  By creating condos and doing small renovations to select units, they sold all units on average at $290 PSF (the highest being sold at $316.74 PSF). The team successfully leveraged the Colliers network to pair 11 buyers out of the 29 deals, saving the clients a significant amount of money in commissions.
