Rosefellow’s Newest Industrial Development in Kanata Redefining Premier Standards

Rosefellows Newest Industrial Development Hero

New development will provide the Ottawa region with innovative industrial space.

Kanata is more than a suburb of Ottawa. It is transitioning into a hub for industrial real estate opportunities. According to the latest Colliers Ottawa Industrial Market Report,  the Ottawa region is experiencing a reversal in the vacancy rate trend with a decline by 23 basis points to 1.2%. Industrial leasing activity is picking up, while many new developments in the pipeline are still in the planning and approval phases.

To address growing demand, leading real estate development firm Rosefellow is bringing 478,745 square feet of high-quality and innovative spec-build industrial space to the Kanata market at 405 Huntmar Drive and 115 Journeyman Street, slated for completion in Q3 2024.

Setting a New Industrial Standard in Kanata

Rosefellow’s 405 Huntmar Drive and 115 Journeyman Street development comprises a 21.4 acre light industrial-zoned site that will feature two class “A” industrial buildings. Available units will range from 40,000 square feet to up to almost 250,000 square feet depending on the building and tenant requirements. Clear height will be 32 feet with ample dock and grade-level loading and the flexibility to build out office space as required.

Sustainability is at the heart of Rosefellow’s projects. By partnering with leading manufacturers, universities, and engineers on new approaches and technologies, Rosefellow elevates efficiency and value of every building and investment.

405 Huntmar Drive and 115 Journeyman Street in Kanata prioritizes transportation and accessibility. This property is only 30 km from Ottawa's airport and provides easy access to major transport routes such as Highway 417 to Montreal and Highway 416 to Toronto. Nearly 300 stalls of onsite parking and public transit stops merely a walk away ensure ease of access for both vendors and the workforce.

The Suburban Advantage of Kanata

Kanata is known as a hub for technology and innovation. It is surrounded by key infrastructure and attractions including the Canadian Tire Centre arena and major shopping complexes such as Tanger Outlets mall and openair Kanata Centrum Shopping Centre. This suburban development shakes the reputation of the sleepy shadows of the past and has established its own reputation as a place of interest.

The highly skilled workers who call Kanata home have expertise in the fields of engineering, software development, and research and development. Tenants will be able to leverage their space to optimize talent acquisition, retention, and business growth.

The development’s proximity to Ottawa fosters collaboration with government institutions and agencies for the purpose of securing government contracts and for continued business development and economic growth for the country’s economy.

Even with all its other advantages, Kanata’s quality of life remains the development’s greatest intangible benefit. Work-life balance and wellbeing are supported by a beautiful community that boasts parks and playgrounds, recreational and cultural amenities, and walking and mountain biking trails through the South March Highlands Conservation Forest.
