Patrick Soucy, Pierre Charest and Pierre Houle successfully took on the Quebec real estate portfolio of a large Canadian company from the food & beverage industry. Covering 10 cities for a total of ± $350,000 in transaction needs, the mandate included relocations, expansions and build-to-suit spaces.

Following the acquisition of a new affiliate, the client had to expand their facilities to support these new activities – and faced some challenges in the process. In order to consolidate their business, some regional centers were closed and relocated to Quebec City; hence the Colliers team facilitated an 80,000 SF build-to-suit facility to accommodate their client’s unique distribution needs.

Confidentiality was an important concern: visits had to take place after working hours, marketing had to be discreet, and signage to advertise the property was an impossibility. The Colliers advisors had to use a direct approach and call target user companies to occupy the newly vacated buildings. Moreover, the company’s North American head office, based in the United States, had to authorize every decision. Each project had to be authorized before it could even be presented to the Québec office. Our team successfully satisfied the needs of both parties by compromising and creating personalized solutions.

In addition to the consolidation project, Colliers was required to finalize all expansion transactions within five months to ensure the continuity of the client’s business activities. Delivering beyond expectations, the team was able to achieve this within only three months.
