OneSpan at the Iconic Windsor


The Client

OneSpan is a large cybersecurity company based in Chicago. It acquired two separate Montréal-based firms in 2018. OneSpan engaged Colliers to assist with consolidating the companies into a central location that supported OneSpan’s long-term vision of growing as a corporate technology firm. 

The Challenge

Integrating two organizations and cultures into the OneSpan identity while onboarding 150-200 employees was a challenge. Existing employees at either company were at odds with each other – one company was located in a conventional, suburban building, the other in a more central, midtown space. OneSpan needed to bring these employees together while managing the shift to a more corporate culture.  

OneSpan was dedicated to choosing a space that would reflect its long-term goals of solidifying its transformation into a technology company that could attract top talent in the city. It was imperative to be mindful of employee retention and ensure that the interests of employees could be balanced with those of OneSpan.

Our Solution

Colliers presented OneSpan with an opportunity at 1100 Avenue des Canadiens-de-Montréal – Montréal’s iconic Windsor Station. At the time, the building and adjacent lands were undergoing a massive revitalization spearheaded by Cadillac Fairview. Having brought tenants such as Coveo and Deloitte to the area, Cadillac was committed to keeping the historic charm of the building intact while repositioning the building to attract more tech-centric tenants.

OneSpan’s relocation to Windsor Station was integral to the revitalization of the area. The design of the space was pop art-inspired, a modern juxtaposition to the cathedral-style building with high ceilings. Colliers arranged for three design firms to present to OneSpan their proposed design of the space, with OneSpan ultimately hiring Inside Studio.

Situated in the downtown core, the building offers convenient access to all modes of transit. Thanks to its central location and direct connection to the underground network, the building is a five-minute walk to the metro, commuter train and bus terminal. Its occupants also benefit from access to major highways with nearby parking available for employees who drive to work.

The overall process took approximately a year and half, as Colliers assisted OneSpan with two lease expansions and a one-year bridge renewal. This approach allowed OneSpan the ability to grow organically while awaiting the delivery of their space. A high-profile press conference took place celebrating OneSpan’s impact on the Montréal technology sector, with Investment Québec, Montréal International and Québec’s Minister of Finance among the attendees.
