The deadline for 2023 Municipal Tax Rebate Applications is February 29, 2024. If you have not considered your property’s eligibility, please consult a Colliers property tax specialist to determine the best possible course of action.

Below is a summary of available property tax refunds. We will manage the entire property tax refund process: from identifying opportunities, preparing and submitting the application and required supporting documentation, through property refund verification, to ensure you receive the maximum possible refund.


The property becomes eligible for a different tax class due to a change in use by owner or tenant (industrial/commercial/residential/tax exempt status).

A building or portion thereof was damaged or demolished.

Land ceases to be used for business purposes and becomes “vacant” or “excess” land.

Areas that have not been available for their normal use for 90+ days due to renovation or repairs are eligible for a rebate. This includes tenant finish removal and tenant fixturing.

Errors in the assessment that are factual or clerical in nature may entitle the taxpayer to a refund or reduction in taxes for the 2022 and 2023 taxation year.

If all or a portion of a building was occupied by an eligible exempt owner or tenant.

If you are a Charitable or Non-Profit Organization and own or lease space, you may be eligible for a rebate in property taxes.

Please notify us if your property was affected by any of these events in the 2023 calendar year. It is also prudent to consult a property tax specialist if any of these events are occurring now or will occur soon, as our strategic planning can ensure you realize all possible property tax savings while minimizing ongoing carrying costs.

Chris joined Colliers in 2005 as a Research Associate. In 2006 Chris was promoted to the position of Industrial Sales Representative. In 2011 Chris joined the Valuation and Advisory Services Depart (specializing in Realty Tax Services) to further his real estate knowledge. Chris' experience in industrial real estate has proved to be an asset for the Valuation and Advisory Department.
