O MILE EX is a conversion of two former light industrial buildings into more than 380,000 square feet of office loft spaces in Montreal’s trendy Mile Ex neighborhood.
André Plourde and the Montreal landlord representation team were involved in this project as early as 2013, acting as consultants for the acquisition of the buildings located at 6650 and 6666 St-Urbain. The team assisted the developer, TGTA, in securing financial partners for the project, which included the Quebec City and the STM (Montreal’s public transport agency) pension funds.
The Colliers leasing team was able to fully lease both buildings two years ahead of schedule at better-than-projected rental rates, to the great satisfaction of both TGTA and the institutional partners.
Today, O Mile Ex houses an impressive roster of AI, tech and gaming companies, with tenants such as MILA, Element AI, Behaviour, 4U2C (subsidiary of Cirque du Soleil) and Thales, making it the largest AI hub in Canada.
