Mixed-use waterfront community with retail village
Create a retail experience that enhances the livability of the project
Dockside Village is an upcoming mixed-use development located on the waterfront of Toronto, consisting of 1,200 multifamily residential uses and 50,000 square feet of retail floorspace. Brookfield was seeking a concrete understanding of how their development could position itself within the broader surrounding retail context, with a focus on the specific tenant types, unit sizes, layout, and phasing of retail offerings suitable for the site.
Scope of Services
The scope of work included a gap analysis of existing supply in the study area with projected category-specific demand to determine whether the site is suitable for retail uses and to what scale and format. Colliers then provided a positioning strategy, target market analysis, retail casting plan, and an assessment of achievable lease rates, project layout, and development phasing.
As a result of Colliers’ analysis, Brookfield Residential was provided with an updated retail casting plan, layout, and phasing strategy that will ensure its retail offerings feel cohesive and vibrant during all phases of development, increasing the likelihood that this will become a regional waterfront destination over the long-term. This project is currently under construction and expected to be completed over the next year.
