34|W7 met growing demand for smaller yet expansive floor plates well suited to technology firms, creative industries and retail service providers. The area, known as “Mount Pixel” easy access to transit, proximity to downtown and its community-minded residents.
Focus on location and a bright new future
Colliers led a robust marketing campaign that highlighted the building’s prime location and ran on the message that building equity instead of paying rent is sound business strategy. The campaign resulted in 50 percent of the building selling prior to construction in 2017. And in August 2018, 34|W7 was 100 percent sold with construction being completed in December 2018. The purchase amounted to $40 million in sales for Chard.
Since the launch of 34|W7 and its subsequent success, several developers have followed suit, leading to about 10 other commercial strata projects planned for the Mount Pleasant neighbourhood, including Chard's own The Yukon.
