Randy Gladman has over 12 years of experience in commercial real estate developments, leading projects from initial acquisition through the design, approval, site servicing, construction, and disposition processes. In any project he undertakes, Randy is driven to meet the objectives of a project in conformity with its stated goals, thereby building a successful client relationship throughout the project life cycle. Throughout his career, Randy has assembled and managed development design and approval teams made up of external consultants including civil engineers, planners, architects, surveyors, and lawyers. He is skilled in pursuing required entitlements to allow projects to proceed to construction, including official plan amendments, rezoning, site plan approvals, minor variances, and building permits. Additionally, Randy has earned a reputation in the industry for fostering strong relationships with municipal staff and politicians to expedite project approvals.

A member of the Urban Land Institute, the International Council of Shopping Centres, and NAIOP Real Estate Development Association, Randy has also authored articles about architecture and the future of transportation.

•            Tenant: Royal and Sun Alliance — Canadian headquarters (180,000 SF)
•            Client: Healthcare of Ontario Pension Plan (HOOPP)
•            Status: Complete.  Tenant operations commenced June 2018
•            Involvement: Led design development, municipal entitlements (SPA), oversight of tender and construction

Parkway Logistics Centre, Halton Hills, ON
560,000 SF, LEED Silver industrial warehouse
•            Tenant: Fully tenanted, multi-tenant
•            Client: Canada Post Pension Plan and Hydro-Québec Pension Fund
•            Status: Substantial completion achieved in November 2017
•            Involvement: Led design development, municipal entitlements (SPA), oversight of tender and construction

Farm Boy @ Taunton Garden, Whitby, ON
28,000 SF, Supermarket at large unenclosed shopping centre
•            Tenant: Farm Boy
•            Client: Canada Post Pension Plan
•            Status: Complete. Commenced retail operations in August 2015
•            Involvement: Negotiated lease and led design development, municipal entitlements (rezoning and SPA), oversight of tender and construction of site works (pad delivery)
•            Additional: Managed the development of LA Fitness, State & Main, and 30,000 SF CRU at this site

Bolton Industrial, Caledon, ON
Phase 1: 3 building (875,000 SF + 240,000 SF + 150,000 SF) LEED Silver distribution centre  on 196 acre site
•            Tenant: Building 1 – Mars Canada, Buildings 2 and 3 speculative developments
•            Client: Healthcare of Ontario Pension Plan (HOOPP)
•            Status: ROPA and rezoning complete, SPA underway, infrastructure (SWM) underway
•            Involvement: Led design development, municipal entitlements (Regional official plan amendment, Provincial facilitation, rezoning and SPA)

Flightpath Centre, Mississauga, ON
21,000 SF, 3 building quick serve retail centre (outdoor food court) on Airport Road
•            Tenant: A&W, Popeye’s, Burrito Boys, Eggsmart, Firehouse Subs, plus five more tenants
•            Client: TTC Pension Fund Society
•            Status: Complete, 100% leased, rents commenced June 2018 
•            Involvement: Identified opportunity to convert derelict vacant office to retail centre, led design development, oversight of leasing, managed municipal entitlements (SPA), oversight of tender and construction

LCBO Toronto Waterfront, Toronto
4.6 million SF, Mixed-use development on Toronto’s east waterfront. Phase 1: 675,000 SF LEED Platinum office tower; Phase 2: 2 x residential towers up to 75 storeys on 150,000 SF retail podium; Phase 3: 3 x residential towers up to 91 storeys on 150,000 SF retail podium plus 1-hectare park. Total asset value at completion is $2.1 billion
•            Tenant: Liquor Control Board of Ontario headquarters (220,000 SF)
•            Clients: Greystone Managed Investments and Menkes Developments
•            Status: Rezoning nearly complete, construction of shoring and excavation underway on commercial tower
•            Involvement: Development Monitor for this entire project on behalf of Greystone; Led monitoring program since project inception through Infrastructure Ontario bid and on to the rezoning and SPA process and responsible for production of 65-page quarterly monitoring reports

CanFirst Mississauga Warehouse Development

This industrial site proposed significant grading challenges that needed to be overcome due to the existing topography, which decreased across the site by 5 metres. In order to accommodate the 270,738 SF development, a large earth works program was necessary to create a balanced site.
