Saskatoon Office Market Report Q4 2023

Saskatoon’s office market showed stability in Q4, due in part to a strong and growing local economy. The market continues to be favorable for tenants, particularly in the downtown core, where high vacancies persist in older stock buildings. Net asking rents experienced a quarter-over-quarter decline of 3.3% in Q4 and are currently sitting at a citywide average of $19.83 per square foot. Despite the drop in Q3, average net rents have remained relatively stable, year-over-year. The overall vacancy rate saw a slight quarterly increase of 10 basis points in Q4, due in part to the completion of a 41,000 square foot Class A medical office building in the Suburban market. Absorption turned positive in Q4, primarily driven by full occupancies of newer builds in the Downtown market. To increase occupancy levels in the Downtown market, some landlords continue to offer tenant incentives such as below-market net rental rates and reduced parking costs. Tenants across the city continue to favour fixtured spaces, driven by the persistent high costs of construction.

Saskatoon Retail Market Report Q4 2023

Saskatoon’s retail market remained steady throughout 2023, despite a persistently high inflation rate. The citywide vacancy rate fell to 2.8% in Q4 2023, marking a decline of 20 basis points year-over-year (YoY). Yearly absorption rose to 86,000 square feet, primarily driven by fully leased new builds and new owner-user builds. Net asking rents observed a 3.2% YoY increase across the city, reaching $25.47 in Q4 2023. Operating costs are expected to contribute to the rise of gross rents in the coming years, due to increasing infrastructure charges and property taxes. The Saskatchewan retail market has demonstrated resilience in recent years, due in part to businesses leveraging the Canada Emergency Benefit Account (CEBA) loans initiated during the pandemic. Looking to the year ahead, the strength of the retail market will be put to the test with the deadline for loan repayments scheduled for January 18th, 2024.

In 2014 Colliers established a relationship with the Jim Pattison Children’s Hospital Foundation, previously known as the Children’s Hospital Foundation of Saskatchewan. Colliers has hosted a number of events for the foundation including the Colliers Cup Charity Street Hockey Tournament.

Colliers Cup

One of our annual fundraising events is the Colliers Cup Charity Street Hockey Tournament. Co-ed teams of 4-7 players compete in 3-on-3 games to raise money benefiting the Jim Pattison Children's Hospital Foundation. To date, we've raised over $100,000 for the foundation and we aim to keep the tradition going. Want to help out? Stay tuned to find out how you can get involved in the 2019 Colliers Cup.
