National Industrial Dashboard Population Over 1M Q2 2018

  • Toronto and Vancouver are showing vacancy rates of 0.7% and 1.4% respectively.  Both have seen a decrease in vacancy of 50 basis points over the past year.
  • All markets have seen declines in vacancy rates, with Calgary, Montreal and Ottawa seeing declines of 130 basis points, 120 basis points and 100 basis points over the past year
  • Vancouver is showing an average asking net rental rate of $10.73 per square foot, the highest in Canada.  Ottawa is just behind with asking net rents of $10.59 per square foot.
  • All markets but Edmonton have seen rising asking net rental rates in the past year.
  • Industrial employment growth as forecast by the Conference Board of Canada for the period from 2019-2022 is highest for Calgary and Edmonton with average employment growth rates of 1.5% and 1.6% respectively.
