Randy Gladman has more than 17 years of experience in commercial real estate development, leading projects from initial acquisition through the design, approval, site servicing, construction, and disposition processes. In every project he undertakes, Randy focuses on ensuring project objectives are met in conformity with the client’s strategic goals, thereby building a successful client relationship throughout the project lifecycle. Throughout his career, Randy has assembled and managed development design and approval teams made up of external consultants including civil engineers, planners, architects, surveyors, and lawyers. He is skilled in pursuing required entitlements, including official plan amendments, rezoning, site plan approvals, minor variances, and building permits, to ensure projects proceed to construction. Additionally, Randy has earned a reputation in the industry for fostering strong relationships with municipal staff, community stakeholders, and politicians to expedite project approvals.
A member of the Urban Land Institute, the International Council of Shopping Centres, and NAIOP Commercial Real Estate Development Association, Randy has also authored articles about architecture, urban development and the future of transportation. He earned his MBA at the University of Toronto’s Rotman School of Business in 2006, where he first discovered his passion for land development.

Jaraad leads the Colliers’ Development Advisory business for Western Canada with a team of 12 staff. He is responsible for all aspects of the business including oversight of the 10 redevelopment projects that are currently under approvals or construction. Jaraad joined Colliers’ Strategy & Consulting Group in 2015. He has previous experience in urban planning, market research, public policy, real estate strategy, construciton & development work and organizational capacity building. Jaraad has completed rezoning, construction and occupancy of 7 various residential, mixed-use, and commercial projects. His most notable projects include management of the redevelopment of the Vancouver Masonic Centre in Vancouver, which now stands as a 16-storey tower with 150 units of residential and 40,000 sf of commercial space, and the redevelopment of the Canadian Cancer Society’s Centre for Cancer Prevention. Jaraad also oversaw the joint venture redevelopment of Ashley Mar Housing Co-operative with Intracorp Homes and Oxford Properties. That completed rezoning will see the creation of 650 units of housing in Vancouver.

Chris has over 15 years of experience in development management and construction management. His combined experience in both fields provides him with a unique ability to evaluate and manage projects from two perspectives and allows him to effectively assess projects in their early stages and steer them toward success. With a leveled approach to management and wide-ranging experience, Chris excels working with multiple stakeholders.
Chris has hands-on experience working through all phases of development and construction, including land acquisition, design, pre-construction services, permitting, tendering, construction, occupancy and commissioning. He is highly skilled in managing and assembling external consulting professionals and contractors, as well as navigating regulatory and permitting processes. Through these processes, Chris works closely with project management, property management and leasing professionals to ensure that the client’s lifecycle, building performance and revenue targets are being realized.
In his career, Chris has assembled a diverse portfolio of project experience. This includes major multi-phase bare land development, mid- and low-rise office development, industrial development, retail development, institutional construction and tenant improvement and fit out. He is a passionate team builder and place maker with strong relationships in the industry.

Associate Vice President, Development Finance
Michael Romanese brings a wealth of experience from more than 11 years in the commercial real estate sector. He has been involved in the full lifecycle of the real estate development process, from site selection and due diligence through to construction and disposition, providing the required financial intelligence throughout to guide and support investment and business decisions. His thorough understanding of development allows him to review and challenge assumptions and incorporate sound judgment into his analysis. Strong attention to detail enables Michael to ensure accuracy and consistency, but he is also able to focus on the bigger picture and understand the development project as a whole.
Director, Development Management
Lilian Kan has over a decade of experience in residential and commercial land acquisition and development, government relations, project financing, and construction. She has experience with a wide range of property types, including residential, commercial, industrial, and transit-oriented mixed-use projects, including high-rise concrete sites with over 700,000sf (900+ units) in the City of Surrey. She has managed municipal permit approvals and overseen the construction of multiple sites in the Tri-Cities and Fraser Valley area for low-rises, townhomes, and single-family homes. Lilian is a Registered Professional Planner (RPP) and holds a Bachelor of Business Administration (BBA) and an Urban Design Certificate from Simon Fraser University (SFU).
The Co-Chair of Women Leadership Initiative (WLI) with Urban Land Institute BC and a committee member of Women of Urban Development Institute (UDI), Lilian also actively volunteers with many local organizations in Metro Vancouver. She currently serves on the Board of Directors with the Entre Nous Femmes (ENF) Housing Society, a non-profit organization that provides safe and affordable rental homes in the City of Vancouver, and the Crossroad Hospice Society, a non-profit organization that provides compassionate care to people with life-limiting illnesses and their families. In her leadership role at Colliers, Lilian oversees a variety of feasibility, design/approvals, and construction projects.

Aaron Clodd has over 15 years of experience in retail, office, industrial, retirement and multi-residential real estate development, leading projects from initial market analysis to acquisition, design, approval, site servicing, construction, and disposition.
Aaron is a results driven achiever who can excel in a fast-paced environment while managing the scope, schedule and budget for multiple developments with numerous stakeholders and tight deadlines. In any project he undertakes, Aaron gains a comprehensive understanding of the goals and objectives in order to successfully execute the desired outcome. Aaron is quick to develop strong relationships with his clients and stakeholders and effectively manages them throughout the life of a project. During his career, Aaron has gained experience assembling and managing consulting teams of engineers, planners, architects, surveyors, lawyers, etc. for acquisition due diligence, official plan amendments, rezoning, site plan approvals, minor variances, building permits and brownfield grants. Aaron understands the financial implications of technical issues and planning policy changes making him an effective Development Manager

Erik is an experienced real estate development leader with over 10 years of directing design, development management, and construction. Prior to development management, Erik spent five years working as an architect. His combined experience provides a unique ability to understand project delivery from the municipal approval process through to project economics, and construction.
In his career, Erik has overseen major real estate development projects for both the public and private sector which range in use from multifamily, affordable housing, community centres, and retail spaces.
With a strategic and thoughtful approach, he has excelled at creating approval strategies, analyzing project financials, and negotiating complex legal agreements with a wide range of stakeholders. In his experience managing projects from start to finish, he has developed a strong desire to support and propel creative and challenging projects.
Erik holds a Bachelor of Arts degree, Bachelor of Environmental Design degree, and Master of Architecture degree from Dalhousie University. He expanded his education and received his Master of Business Administration degree from the University of Toronto’s Rotman School of Management in 2013. He has been an annual guest lecturer at Ryerson School of Planning and is an active member of the Urban Land Institute.
Kristina is a Development Manager with Colliers Strategy & Consulting team. She is responsible for supporting a Development Management portfolio that consists of public advisory, commercial redevelopment, condominium development, and purpose-built rental and affordable housing redevelopments throughout British Columbia.
Kristina has previous experience in consulting, construction management, and marketing. Her diverse experience has helped her form an integrated approach to real estate development and the ability to adapt to the needs of any project. Kristina brings strong work ethic and efficient project management to the team. She emphasizes open and proactive communication with clients and stakeholders in her approach to managing developments successfully.
Julia is responsible for supporting the Development Management of the Pilot Transit-Oriented Development Project Portfolio and was previously responsible for the Fair Haven Homes Society’s portfolio and the Centre for Cancer Prevention and Support (CCPS) Redevelopment. Julia leads coordination of redevelopment projects through managing consultants, documenting action outcomes, liaising with clients and civic staff and politicians, preparing, and continuously updating project cost controls, overseeing project budget development, and monitoring. Julia brings strong communication and organization skills, along with excellent writing and research capabilities, to the team. She graduated from Kwantlen Polytechnic University with a Bachelor of Arts in 2015 and has completed a Diploma in Urban Land Economics in 2021 with a specialization in Real Estate Development from the University of British Columbia’s Sauder School of Business.

Lauren is a Development Associate on Colliers Strategy & Consulting’s Development Advisory Team. With 3+ years of experience in both Management Consulting and Real Estate Transaction Advisory, Lauren has experience in highly complex mixed-use transactions such as, Public-Private Partnership RFP’s, and optimized client’s real estate portfolios. She previously worked as a Senior Strategic Advisor on the Colliers Strategic Advisory Team supporting tasks related to lease negotiations, due diligence, development management, sustainability initiatives, and government incentives. She continues to ensure projects remain timely and on budget. Lauren graduated from Ivey Business School, Western University with an HBA where she focused on Strategy, Finance, and Operations. During her time on the Development Management Team, Lauren has supported feasibility studies, acquisition analyses, entitlement programs, and development management projects of various sizes in major asset classes.

In addition, he has hands-on experience in the management of large construction projects through extensive site activities.
