research article

Industrial space continues to see strong demand, which has resulted in historically low availability rates and historically high asking rates.

  • Availability is down to 2.3% across the city, under 1.6% everywhere except the East.
  • Asking rates are up 8.6% year-over-year, reflecting the high tenant demand to go along with the low availability.
  • Speculative developments are starting to pick up with several projects breaking ground, which could alleviate some of the supply issues facing the market.
