The Property is located in the Burquitlam neighbourhood of West Coquitlam just east of Burnaby and north of the Fraser River. Coquitlam enjoys a central location within the Metro Vancouver region and is the fifth largest city in British Columbia. With the recent expansion of the Millenium Line and the Evergreen Extension opening in early 2017, the neighbourhood has seen a surge in development and investment from prominent firms such as Bosa, Marcon, Mosaic, Intracorp, Bluesky and Concert Properties. With its prime location positioned at the top of the hill, Burquitlam station and vicinity is destined to become the new regional town centre for Coquitlam.
Under the draft Burquitlam Official Community Plan, 704-712 Lea Avenue is designated as either RT-2 (Townhouse Residential), RTM-1 (Street-Oriented Village Home Residential) or RM-2 (Three-Storey Medium-Density Apartment Residential) which prescribes townhousing ranging from 0.9-1.4 FAR. This preferred Plan was presented to Coquitlam City Council on April 3, 2017, with adoption anticipated for Spring 2017.
