A Lakeview, High-Density Residential Development Site in Hamilton, Ontario

The site is currently improved with an operating motel (Lake Trail Motel) which presents an income-in-place and cost-recovery opportunities to a developer in the interim period while planning approvals are obtained. Current zoning (ND-1) allows already residential as-of-right (to be verified by purchasers), however many other development applications in this node are setting new precedents with higher heights/densities. For illustrative purposes only, the owner’s architect has developed a design concept that takes full advantage of the northerly lake and southerly escarpment views. The attached concept is an example of a two-tower configuration accompanied by a stacked town home project. The illustration concept totals 435,166 SF at a Floor Space Index (FSI) of 3.0.
