Shipyards Commercial Development and Positioning Strategy

As part of a heritage revitalization agreement, the City of North Vancouver gained possession of two recently renovated heritage buildings on the formerly industrial waterfront. A neighbourhood experiencing rapid change into a complete and desirable community, the City of North Vancouver desired an appropraite retail and commercial strategy that was integrated with the long term vision of the neighbourhood’s new urban core.

Scope of Services

Colliers was tasked with providing the City of North Vancouver an appropriate commercial positioning strategy that would leverage the neighbourhood’s natural amenities and position the newly revitalized assets as a community hub of business and leisure.


For the first building, the City selected “Tap & Barrel” who occupied the total building and put in a 350 seat patio space in order to create animation at the foot of Lonsdale. Colliers recommended the second adjacent building be retained as a flexible community space; one that could be rented by a wide range of tenants and users. This building has become one of the most attractive rentals on the North Shore and housed pop up markets, art displays, weddings and private concerts. Colliers also supported the City in drafting an EOI and evaluation matrix for Lot 5 which forms the other bookend of the public space in the Shipyards. The EOI was drafted to include a boutique hotel, a public ice rink/waterpark and ancillary retail. The project was developed and now collectively has transformed lower Lonsdale into a food and beverage destination in the Lower Mainland.
