The Globe and Mail building at 351 King Street East in Toronto, a First Gulf LEED Gold-certified, 17-storey office building, first broke ground in September 2013. First Gulf did not want to begin development of the site on spec, instead looking for a solid anchor tenant, who would be committed to the location, so its commercial real estate advisors Jason Book and David Moretti from Colliers International found the perfect tenant: The Globe and Mail.
The Globe and Mail, having indicated its intent to end its lease at 444 Front Street West, was in the market for a new home, and Colliers, using superior market knowledge, introduced its tenant to this new opportunity. As a result of the deal, the Globe obtained offices in First Gulf’s premium space in the top five floors (over 130,000 SF), as well as signage rights, and thus, the project was given the green light for commencement.
Within a year of the Globe’s deal, Colliers signed on two other major tenants. LoyaltyOne signed up for six floors measuring 170,000 SF, and Yellow Media, at four floors with 110,000 SF. By the time the building was move-in ready in February of 2017, the building was 100% leased.
