Create a strategy that services residents while attracting regional footfall
Cypress Village is an upcoming mixed-use retail village located on a mountainside. Upon completion, the village will include a wide range of retailers with the goal of serving the daily needs of nearby residents while also attracting regional footfall. Despite the potential for the site, the client was facing difficulties regarding the appropriate scale, mix, and layout of the retail components. Particular challenges included the development’s relatively peripheral location.
Scope of Services
Colliers was retained to create the retail development and positioning strategy for the village. This work included an examination of site and planning characteristics, analyzing existing and planned retail in the area, determining population thresholds and total market supportable retail-commercial floor area assumptions, and providing recommendations on the supportable tenant mix by retail-commercial category.
As a result of Colliers’ analysis, British Pacific Properties was provided with a retail casting plan, layout and phasing strategy that will ensure Cypress Village’s retail offerings feel cohesive and vibrant during all phases of development, increasing the likelihood that this will become a regional mountainside destination over the long-term.
