Project Description
The Canadian Cancer Society (CCS) was looking to develop a long-term real estate and asset plan to ensure efficient operations and services for its patients. Based on our experience with local and national stakeholders, we conducted research and evaluation of the Society’s real estate options, such as a renovation, disposition, or joint venture with a developer. The showcase design provided CCS and their stakeholders with over 50,000 SF of expanded office and research space, patient lodging, care and support services, as well as event and presentation facilities; all integrated into a new marquee Vancouver landmark at 10th Avenue and Ash Street.
Scope of Services
Colliers was retained by the CCS to provide consulting and brokerage expertise under a joint Project Management structure. Colliers assisted in development feasibility analysis, business case development, through to development management and brokerage services. During business case development, Colliers uncovered key financial metrics required to align the Society’s objectives with a sustainable real estate strategy. Our team was responsible for executing the chosen real estate option and managing the renovation/expansion process to upgrade facilities and building amenities.
Outcome
The renovation created a single seamless, modern building from three structures built at different times as well as an addition. Colliers tasks required due diligence with the design teams to examine the cost-effectiveness of City requests while leveraging relationships with the City to expedite timelines to obtain municipal permits. Our team worked within tight timelines in order to deliver this significant building upgrade on time and on budget to the BC Government and CCS fundraisers.

Jaraad leads the Colliers’ Development Advisory business for Western Canada with a team of 12 staff. He is responsible for all aspects of the business including oversight of the 10 redevelopment projects that are currently under approvals or construction. Jaraad joined Colliers’ Strategy & Consulting Group in 2015. He has previous experience in urban planning, market research, public policy, real estate strategy, construciton & development work and organizational capacity building. Jaraad has completed rezoning, construction and occupancy of 7 various residential, mixed-use, and commercial projects. His most notable projects include management of the redevelopment of the Vancouver Masonic Centre in Vancouver, which now stands as a 16-storey tower with 150 units of residential and 40,000 sf of commercial space, and the redevelopment of the Canadian Cancer Society’s Centre for Cancer Prevention. Jaraad also oversaw the joint venture redevelopment of Ashley Mar Housing Co-operative with Intracorp Homes and Oxford Properties. That completed rezoning will see the creation of 650 units of housing in Vancouver.
Kristina is a Development Manager with Colliers Strategy & Consulting team. She is responsible for supporting a Development Management portfolio that consists of public advisory, commercial redevelopment, condominium development, and purpose-built rental and affordable housing redevelopments throughout British Columbia.
