A Challenging Land Parcel 

Vancouver-based developer Cedar Coast was looking to spearhead a notable industrial project that would make its mark in both the business community and the sector. However, the land parcel Cedar Coast was set to develop proved challenging as its landscape was defined by hills and slopes. 

A Different Perspective 

Colliers’ Chris Brewster recommended to resolve the challenge the land parcel’s slopes presented with an innovative second-floor entry design for the front building. Chris also recognized that the development would benefit from an access right of way that was not part of the property. Incorporating this concept meant that a larger portion of the site could be developed, since access on the one side would not be a concern. The access right of way essentially made a 4.5-acre site act like a 5-acre site.  

A Record Result 

Boasting first-class construction and modern specifications, King Business Park launched in July 2020; by the end of August, 56 percent of its units were under contract with local companies. Chris’ strategic perspective on the project combined with key timing led to the development’s significant success. 

Cedar Coast is launching another project of the same scope with Colliers.
