As Managing Director of the Valuations and Advisory Services Group in Ontario, Stephanie oversees a team of 26 professionals delivering appraisal and tax services to over 3600 clients throughout Canada. The team offers extensive expertise in a variety of real estate asset classes and can tailor their work to our specific clients needs.

Stephanie has over 20 years of expertise in urban, mixed-use and shopping centre development. She is an expert in assessing market value and redeveloping and repositioning assets.
Stephanie has a proven ability in managing relationships and building consensus in a complex multi-stakeholder environment as well as longstanding relationships with clients across multiple platforms. Stephanie is a skilled bilingual real estate executive having worked for several of Canada’s largest institutional companies such as Ivanhoe Cambridge, Cadillac Fairview, First Capital REIT and Morguard REIT.

Matt joined the real estate industry in 2008 after graduating from a Bachelor of Commerce degree specializing in Housing and Real Estate Management at the University of Guelph. Matt has worked in both the property tax consulting and fee appraisal sectors. Matt is the Ontario Practice Leader for the Self Storage and Multi-Family Investment teams.
Oliver Tighe leads Colliers valuation team in the National Capital Region. Oliver and his team are responsible for completing commercial appraisal reports and feasibility studies for various commercial property types throughout the National Capital Region (Ottawa / Gatineau) as well as throughout Eastern Ontario. In addition to this Oliver also leads the National Self Storage Practice group which focuses on valuation and consulting for Self Storage all across Canada. Oliver has 15 years experience as a commercial real estate appraiser.
Rob Purdy is a real estate professional and an Accredited Appraiser with the Appraisal Institute of Canada having 10 years experience in the valuation of institutional grade assets. Rob began his real estate career within the brokerage world, underwriting investment opportunities for potential buyers and sellers. After several years in investment brokerage, Rob decided to leverage his core strength of underwriting and interpretation of financial statements towards completion of his AACI.
Since achieving his AACI designation in 2014, Rob has continued to hone his underwriting skills with respect to institutional grade assets, with an increasing roster of trophy caliber assets on his resume. Rob's brokerage roots have allowed him to develop a vast network of lenders, owners and brokers in order remain abreast of current market trends and recent transactions. In his current capacity as Executive Director, Rob manages and participates in local, regional and national mandates for a variety of lenders and ownership groups
Hadley joined the real estate industry in 2010 after graduating from the University of Toronto with a Bachelor of Commerce degree. He has worked in the fee appraisal industry with the majority of his time spent on the appraisal of office, industrial and land assets.
Samuel completed a Bachelor of Commerce degree from Queen’s University prior to beginning a career in commercial real estate appraisal. Samuel has comprehensive experience in real estate valuation and consulting, offering services for a wide range of real estate asset classes including residential, employment and retail development land, office/commercial, retail and industrial buildings, single detached dwellings and special purpose properties. Appraisal services include use for expropriation purposes, receivership, ground lease renewal, arbitration, acquisition/disposition due diligence, development consulting, and financing. Samuel has extensive experience preparing valuation reports for fee simple/leasehold/leased fee interests, permanent/temporary easements as well as determination of market rent.
Scot Morris began his career working for Aviva Canada within their commercial underwriting and risk management department. He gained valuable experience relating to the understanding, analysis, and pricing of commercial insurance.
He started working with Colliers in November 2013 as an analyst for the Valuation & Advisory department at Colliers International's Ottawa office with Oliver TIghe leading the group.
Scot then moved in August 2015 to the Toronto West office to work alongside Hadley Duncan, Jovy Yung, and Dan Berdusco. He is currently working there in Associate position.
Scot has had the chance to work with numerous clients ranging from local individuals to large national private and institutional owners. He has been expanding his individual client base with a focus on small to mid sized properties. Scot is also in the midst of finishing his AACI designation.
Dan Berdusco, B.Comm (Honours), joined the Colliers International family in 2014 as an Analyst within the Valuation & Advisory Services group. As a team member of the Toronto West group Dan is under the supervision of Hadley Duncan, AACI, Managing Director and focuses on research and analysis for single and portfolio assignments with specializations in office and medical office assets. Dan’s role incorporates financial and valuation analysis of a varied range of real estate assets within the GTA and Ontario submarkets.
Dan has completed a variety of valuation assignments that have included the analysis of investment, owner-occupied and institutional grade assets for the purposes of debt valuation, financial due diligence, valuation for IPO purposes and quarterly IFRS reporting, in addition to market rental surveys and feasibility studies.
Dan holds an Honours Bachelor of Commerce in Management Economics in Industry and Finance, with an emphasis in Real Estate and Housing, from the University of Guelph. Prior to joining the Valuation & Advisory Services group Dan worked at the Toronto based Allied Properties REIT as a Business Analyst reporting under the Information and Technology department. Dan is a candidate member with the Appraisal Institute of Canada and is currently working on completing the Post-Graduate Certificate in Real Property Valuation through the Sauder School of Business at the University of British Columbia and is pursuing his AACI designation.
He's proficient at appraising retail, office buildings, industrial facilities, investment land, mixed use properties, and hospitality properties.
Starting 2015 his primary focus is Valuation of Hospitality properties having participated in valuations of $800M+ worth of hospitalty assets, including several feasibility studies.
Has complete apprasials on well over $1B in total proeprty values.
Since starting his career in real estate appraisal in 2012, Stefan has gained experience appraising a variety of commercial and residential real estate asset types. He specializes in mixed use, industrial, office, retail, and multi-family appraisals. Based in Toronto, he provides appraisals for clients ranging from lenders and lawyers to mortgage brokers across Ontario.
Stefan achieved his AACI, P. App designation in May 2019. Prior to his designation, he graduated from the University of Western Ontario with a bachelor’s degree in Management and Organization Studies, specializing in Finance.
Tim is a real estate professional with over 13 years of experience in the valuation and underwriting of various types of commercial assets. His specific strength is in the valuation of institutional quality office, industrial, retail, multi-family, and mixed-use assets. Throughout his career he has been involved in the valuation of over $20 billion in real estate assets across the country while working as both a fee and non-fee appraiser, and as part of the acquistions team for a large canadian realty advisor. In his current role, Tim manages large client mandates and national portfolios for some of Colliers largest valuation clients in Canada including Blackstone, Choice Properties REIT, Oxford Properties, Pure Industrial, and Quadreal to name a few.
Tim graduated with a Bachelor of Commerce Degree, specializing in Housing and Real Estate Management, from the University of Guelph, as well as a Post Graduate Certificate in Real Property Valuation (PGCV) from the University of British Columbia. He is an AACI designated member of the Appraisal Institute of Canada.
