Randy Gladman has more than 17 years of experience in commercial real estate development, leading projects from initial acquisition through the design, approval, site servicing, construction, and disposition processes. In every project he undertakes, Randy focuses on ensuring project objectives are met in conformity with the client’s strategic goals, thereby building a successful client relationship throughout the project lifecycle. Throughout his career, Randy has assembled and managed development design and approval teams made up of external consultants including civil engineers, planners, architects, surveyors, and lawyers. A member of the Urban Land Institute, the International Council of Shopping Centres, and NAIOP Commercial Real Estate Development Association, Randy has also authored articles about architecture, urban development and the future of transportation. Michael Romanese brings a wealth of experience from more than 11 years in the commercial real estate sector. Chris has over 15 years of experience in development management and construction management. His combined experience in both fields provides him with a unique ability to evaluate and manage projects from two perspectives and allows him to effectively assess projects in their early stages and steer them toward success. With a leveled approach to management and wide-ranging experience, Chris excels working with multiple stakeholders.
Chris has hands-on experience working through all phases of development and construction, including land acquisition, design, pre-construction services, permitting, tendering, construction, occupancy and commissioning. He is highly skilled in managing and assembling external consulting professionals and contractors, as well as navigating regulatory and permitting processes. Through these processes, Chris works closely with project management, property management and leasing professionals to ensure that the client’s lifecycle, building performance and revenue targets are being realized.
In his career, Chris has assembled a diverse portfolio of project experience. This includes major multi-phase bare land development, mid- and low-rise office development, industrial development, retail development, institutional construction and tenant improvement and fit out. He is a passionate team builder and place maker with strong relationships in the industry.
Aaron Clodd has over 15 years of experience in retail, office, industrial, retirement and multi-residential real estate development, leading projects from initial market analysis to acquisition, design, approval, site servicing, construction, and disposition.
Aaron is a results driven achiever who can excel in a fast-paced environment while managing the scope, schedule and budget for multiple developments with numerous stakeholders and tight deadlines. In any project he undertakes, Aaron gains a comprehensive understanding of the goals and objectives in order to successfully execute the desired outcome. Aaron is quick to develop strong relationships with his clients and stakeholders and effectively manages them throughout the life of a project. During his career, Aaron has gained experience assembling and managing consulting teams of engineers, planners, architects, surveyors, lawyers, etc. for acquisition due diligence, official plan amendments, rezoning, site plan approvals, minor variances, building permits and brownfield grants. Aaron understands the financial implications of technical issues and planning policy changes making him an effective Development Manager
Jaraad leads the Colliers’ Development Advisory business for Western Canada with a team of 12 staff. He is responsible for all aspects of the business including oversight of the 10 redevelopment projects that are currently under approvals or construction. Jaraad joined Colliers’ Strategy & Consulting Group in 2015. He has previous experience in urban planning, market research, public policy, real estate strategy, construciton & development work and organizational capacity building. Jaraad has completed rezoning, construction and occupancy of 7 various residential, mixed-use, and commercial projects. His most notable projects include management of the redevelopment of the Vancouver Masonic Centre in Vancouver, which now stands as a 16-storey tower with 150 units of residential and 40,000 sf of commercial space, and the redevelopment of the Canadian Cancer Society’s Centre for Cancer Prevention. Jaraad also oversaw the joint venture redevelopment of Ashley Mar Housing Co-operative with Intracorp Homes and Oxford Properties. That completed rezoning will see the creation of 650 units of housing in Vancouver.
Erik is an experienced real estate development leader with over 10 years of directing design, development management, and construction. Prior to development management, Erik spent five years working as an architect. His combined experience provides a unique ability to understand project delivery from the municipal approval process through to project economics, and construction.
In his career, Erik has overseen major real estate development projects for both the public and private sector which range in use from multifamily, affordable housing, community centres, and retail spaces.
With a strategic and thoughtful approach, he has excelled at creating approval strategies, analyzing project financials, and negotiating complex legal agreements with a wide range of stakeholders. In his experience managing projects from start to finish, he has developed a strong desire to support and propel creative and challenging projects.
Erik holds a Bachelor of Arts degree, Bachelor of Environmental Design degree, and Master of Architecture degree from Dalhousie University. He expanded his education and received his Master of Business Administration degree from the University of Toronto’s Rotman School of Management in 2013. He has been an annual guest lecturer at Ryerson School of Planning and is an active member of the Urban Land Institute.
