Recognized by his peers and industry as one of the most successful commercial real estate advisors in the Calgary downtown market place consistently over the past twenty years, Jim also achieved national status as a top producer for Colliers International nation-wide from 2004 to present. A Chartered Accountant by profession, Jim has been a leasing advisor since 1984, concentrating on tenant representation in Calgary’s downtown leasing market.
Bringing a strong business background to his clients allows Jim to share his expertise in the areas of leasing and subleasing, downtown market research and lease consultation. With a track record of success for his clients, Jim has been involved in many of the largest and most sophisticated commercial real estate transactions in downtown Calgary. Strong client advocacy skills combined with his inherent capacity to secure the most strategic opportunities possible for his clients have distinguished Jim amongst his peers.
After working in the energy sector at Shell and Imperial Oil, Todd moved into commercial office leasing and the fit has worked out very well. His experience in oil & gas helped in understanding business strategy, incorporating corporate requirements into lease negotiations and identifying specific office space-related requirements of oil & gas firms. Todd works with his clients to build a real estate strategy that complements their brand, culture and identity while promoting a positive and productive work environment.
Specializing in tenant representation, Todd has worked with clients ranging in size and assisted in both renewal and relocation exercises. This has also included negotiation of expansion space, rights, terminations, and assignment and subletting. Todd has had the opportunity to work with numerous oil & gas firms, along with legal, financial, and engineering groups.
Craig Hulsman, a Vice President and Partner with Colliers International, concentrates on Calgary’s downtown office leasing market with a specialized focus in tenant representation. Craig and his partners, Jim Rea and Todd Sutcliffe are the highest producing real estate team in downtown Calgary and deliver integrated real estate solutions to their clients that align with the go forward business strategy and needs of the organization. NPS is a third-party management tool used by Colliers Canada and other recognizable organizations such as Amazon, Apple, Costco and Netflix to measure customer satisfaction by asking one question: “How likely is it that you would recommend Colliers services to a friend or colleague?” The scoring is based on a 0 to 10 scale.
In 2018 and 2019, Craig was the winner of Colliers Top 6 Under 6 award, a nation-wide award that recognizes the top commercial brokers across Canada. During that tenure, Craig has been in the top 50 of 2,300 producing brokers for all of Canada.

Jody was an active leader in the real estate program, serving as the Vice President of the Real Estate Students Association and received several awards including the Brookfield Building Leaders Scholarship, CREB Undergraduate Real Estate Scholarship, and Randy Ferguson Award in Real Estate studies. Jody also placed first at the 2019 Undergraduate Real Estate Case Competition which hosted over 20 premiere universities across North America and is designed to attract a collection of the brightest, most proactive minds in the real estate industry.
Kelly joined Colliers as an Office Project Specialist on the Calgary Downtown Office Leasing team in 2022. Through strategic and creative thinking, Kelly utilizes her project management background and design skills to further enhance the overall results of business operations and deliverables in her role.
Prior to starting her career within the commercial real estate industry, Kelly graduated from Mount Royal University obtaining her Bachelor of Business Administration degree with a Major in Marketing. Kelly’s various client assignments in an array of industries have allowed her to strengthen her communication and time management skills and streamline processes for the team, which have been translated into her role today with Colliers. Her experience also includes data analysis, strategic planning, budgeting, branding and web design/build.
