Optimizing Planned Transit-Oriented Development Around Calgary’s Anderson LRT Station

CHALLENGE
The City of Calgary engaged the Colliers consulting team to evaluate the appropriate scale, mix, and orientation of future retail-commercial facilities to optimize planned transit-oriented development around Calgary’s Anderson LRT Station. 
The City was intent on pursuing higher density development around LRT Stations, with a focus on high priority locations containing   substantial city properties. The Anderson Station TOD study area was a high priority site intended to serve as a model TOD in Calgary, accommodating more urban forms and a mix of uses including office, residential, and retail.

SERVICES
Colliers provided the following services:

  • Assessed site suitability for retail uses based on key characteristics (visibility, exposure, local and regional access, auto and LRT passenger volumes, and parking)
  • Interviewed retail brokers to gauge potential Anderson Station area interest in commercial facilities
  • Provided detailed review of competitive retail context, including the regional-serving Southcentre Mall and nearby neighbourhood-serving Willow Park Village
  • Delineated multiple local retail trade areas and examined current and future demographic characteristics, including daytime working populations
  • Assessed future demand for retail-commercial facilities net of existing area supply and warranted retail floor area
  • Investigated relevant mixed-use and TOD benchmark projects to draw relevant lessons and ideas and conducted Anderson Station TOD site planning workshop with city
  • TOD and Land Use Planning staff.
