Broker Event for Railtown's Newest Strata Building: BENCH

An Opportunity to buy into the Centre for Innovation & Commerce in the Railtown Design District

Colliers Vancouver, in partnership with Brian Roche and the Rendition team, hosted a broker event at the historic Settlement Building in Railtown, Vancouver, BC. The event included food, drinks, and industry professionals from all over the city. Laurie Schmidt, the zoning consultant on the project made a special appearance to discuss I-4 zoning.

The topic of conversation was around the neighbourhood’s I-4 zoning which can accommodate office and light industrial uses including design, digital production and creative product manufacturing. The retail space can operate as a restaurant, brewery, coffee roaster or showroom, among other uses. The I-4 zoning provides exceptional opportunity for creative, tech, design and fashion companies looking to situate their business in Vancouver’s Innovation & Design District alongside other established brands.

While some businesses have had questions about Railtown’s new I–4 zoning, Laurie was able to demonstrate the variety of allowed uses and how they relate to Vancouver’s evolving tech and design landscape. One question that Laurie addressed was “What exactly is creative product manufacturing?”. He was able to explain the large variety of tech uses that can fit the zoning, which includes but not limited to SaaS, Gaming, AI, and Fintech.

In addition, Laurie spoke about past projects where he was able to navigate the I-4 zoning and ultimately help businesses obtain approval through the city.
