Professional Summary

Randy Gladman has more than 14 years of experience in commercial real estate development, leading projects from initial acquisition through the design, approval, site servicing, construction, and disposition processes. In every project he undertakes, Randy focuses on ensuring project objectives are met in conformity with the client’s strategic goals, thereby building a successful client relationship throughout the project lifecycle. Throughout his career, Randy has assembled and managed development design and approval teams made up of external consultants including civil engineers, planners, architects, surveyors, and lawyers. He is skilled in pursuing required entitlements, including official plan amendments, rezoning, site plan approvals, minor variances, and building permits, to ensure projects proceed to construction. Additionally, Randy has earned a reputation in the industry for fostering strong relationships with municipal staff, community stakeholders, and politicians to expedite project approvals.

A member of the Urban Land Institute, the International Council of Shopping Centres, and NAIOP Commercial Real Estate Development Association, Randy has also authored articles about architecture, urban development and the future of transportation. He earned his MBA at the University of Toronto’s Rotman School of Business in 2006, where he first discovered his passion for land development.

  • Involvement: Leading project management for the retrofit program and development management for the intensification program, leading all design, entitlement, political and stakeholder engagement, and construction components

  • Status: Pre-construction activities underway
  • Involvement: Evaluated current design program, development alternatives, and ownership structures; developed institutional quality financial model, enabling the client to bring original design and construction costs in-line with market expectations and make an informed decision leading to board approval to proceed

Potential mixed-use infill development

  • Client: Crestpoint Real Estate Investment and Crown Realty Partners
  • Status: September 2019 to March 2020
  • Involvement: Complete feasibility analysis for potential intensification of property, comprising an entire city block currently housing a parking garage and two office buildings

  • Client: Borden Ladner Gervais on behalf of Metrolinx
  • Status: Complete, November 2019 to February 2020
  • Involvement: Provided expert opinion report for an expropriation compensation proceeding before the Local Planning and Appeals Tribunal.

YMCA, Greater Toronto Area, ON
Real estate strategy feasibility study

  • Tenant/Client: YMCA of Greater Toronto 
  • Status: Complete, March to October 2019
  • Involvement: Generated a feasibility study to inform a considered real estate strategy for the YMCA, with a specific focus on whether the client should rezone and then sell a portion of the property to fund the construction of a new athletic recreational facility and potential additional office area.

  • Tenant: Healthcare and healthy living amenity providers
  • Client: Abrio Health
  • Status: Complete, September 2018 to March 2019
  • Involvement: Provided real estate advisory services, including business case investigation and evaluation, for the development of a new health park for the community of Airdrie.
