IP Park is ideally located on a 400 acre site located in the centre of Waterloo Region. The property extends from Highway 8 in the south to Middle Block Road in the north and is situated seconds away from Highway 8 and Highway 401. The property is in close proximity to Toyota’s manufacturing plant which recently announced a $1.4 billion dollar investment in the production of hybrid RAV4 vehicles.
In February 2018 the Federal government announced the winners of the $950 M Canada-wide Supercluster competition and NGM Canada was one of the five winners. IP Park is a key member of the NGM Canada team and its mandate is to promote collaboration between the technology and manufacturing sectors.
The Master Plan includes a complementary range of industrial and office uses and the development will be governed by Design Guidelines that will ensure the highest quality standards throughout the entire project:
Phase 1 includes a fiber optic network, data centers, office buildings and auto dealership blocks that face Highway 8. The Phase 1 zoning also provides the flexibility to include hotel and industrial uses.
Phase 2 includes a Robotics Campus and a cluster of Prestige Employment and Advanced Manufacturing companies.
Phase 3 will have large parcels and will focus on typical industrial business park uses.
