Timeline

The most important date in the British Columbia Assessment Appeal process is the first appeal deadline, January 31.  Any properties not appealed by this date cannot pursue action against their assessed value for the remainder of that year.

Communication Strategy

Corresponding with important dates in the Assessment Appeal cycle, Colliers Realty Tax provides consistent, uniform reporting across Canada so our clients can feel confident and comfortable with their assessment appeal. In British Columbia, Colliers Realty Tax provides the following reporting to our clients:

  • January 25 – The initial review report of your assessed value and its position within the market is provided one week prior to the appeal deadline so you can make the informed decision whether or not to appeal.
  • March 15 – After the hearings in front of the Property Assessment Review Panel, our clients are informed of the result of the hearing, as well as the information provided by both parties. If the appeal is successful, our clients know the appeal is the right decision for them; if it is unsuccessful, our clients can decide whether they would like to appeal to the Property Assessment Appeal Board.
  • April 30 – After the deadline to appeal to the Property Assessment Appeal Board has passed, Colliers Realty Tax delivers our appeal strategy to clients.

Once the appeal is concluded, a successful appeal report is provided to our clients, detailing the tax savings achieved and their new assessed value.

In addition to the above reports, Colliers Realty Tax provides all our clients with monthly updates on the progress of their appeal. We also encourage clients to contact us as much as they need to feel comfortable about their appeals.

Negotiation Strategy

The appeal system in British Columbia is designed to balance open discussions between BC Assessment and property owners, with formal hearing opportunities in front of tribunals and Appeal Boards. Our system creates the opportunity for straightforward issues to be resolved quickly, while more complex properties are fully considered over the course of the year.

Colliers Realty Tax takes full advantage of face-to-face discussions with BC Assessment prior to the three primary appeal steps in the appeal year.

Colliers has settlement conferences with the Assessment Authority, which are generally more beneficial to our clients, Colliers Realty Tax will pursue appeals as far as necessary to guarantee our clients’ business needs are met.
