2019 Critical Commercial Property Tax Dates

See below a list of critical dates relating to commercial property tax appeal in Alberta:

CALGARY
January 3, 2019 – Assessment Notices mailed out.
March 11, 2019 – Deadline for filing appeals
June 28, 2019 – Deadline for payment of property taxes
July 1, 2018 – 2019 Valuation Date

The 2019 Pre-Roll Consultation Period (Pre-Roll) in Calgary runs from Oct. 2 – Nov. 2, 2018 and in Edmonton from  Oct. 15 – Nov. 16, 2018. During this time, Colliers will have the opportunity to review your preliminary 2019 Property Assessment with the assessment department – before it is finalized and mailed to you in January 2019. Pre-Roll provides more certainty for next year’s property assessment, and will help to budget for the upcoming tax year. It also provides an opportunity, without engaging in the formal appeal process, to ensure your property assessment is fair and equitable with other similarly assessed properties. Calgary 2019 Property Tax Shift

The Calgary Commercial property taxes outside of the downtown core are expected to increase significantly in 2019. High office vacancies, coupled with Calgary’s struggling economy, suggest that values for the downtown core will continue to fall. This significant loss in tax revenue from the downtown core, will shift to the suburban markets. Businesses outside the downtown core can expect double digit increases in their property taxes for 2019. The 2019 Calgary assessment notices will be mailed out in the first week of January.

  • January – February: Property assessment reviews are completed to identify grounds for an appeal, if any.
  • March – April: Hearing Notices to inform complainants when and where their complaint will be heard, and all necessary deadlines for filing evidence and rebuttal documents.
  • May – December: Complaints are heard in front of the respective Assessment Review Board, depending on the property type and assessed value. Decisions for these Hearings are provided in writing within 30 days of hearing the Complaint.

March 2018: Appeal Deadlines for City of Calgary, City of Edmonton, and City of Red Deer.
