Activity and demand have increased, with a particularly strong focus on the east. Sub-markets are full of varied users from east to west, proving that no one specific industry is dominating the overall industrial market. The majority of tenant demand is coming from the ~6,000 and ~10,000 square foot occupier segment.
We will likely see a focus on agriculture with the legalization of medical and recreational marijuana. Provided that landlords are willing to entertain the opportunity, this industry could become more prevalent in fairly zoned industrial product within city limits.
Residential product in the west is developing at a rapid pace, which makes industrial expansion into areas such as Arnprior more likely. It has the potential to succeed, similarly to what Vars has experienced along Highway 417.
