Property Tax Savings Case Study

CalgaryBeltlineColliers is pleased to share that Adam Farley and Brendan Peacock of Colliers International Property Tax Services have successfully saved a combined total of $579,989 in property taxes on behalf of clients with B Class assets in the Beltline district of Calgary, Alberta.

By demonstrating that outdated Net Operating Income was used to determine cap rates for the eight properties represented by Colliers, Adam and Brendan were able to show the Calgary Assessment Review Board that flawed methodology was incorrectly affecting property values in the area. Colliers was able to convince the Board to increase the cap rate from 5.25% to 6.25%, resulting in a total assessment reduction of $40,570,000. The average savings per property amounted to $72,498.
